  • No. Aurea is an independent commercial finance brokerage, not a lender. We source and arrange capital from a wide network of lenders and investment partners.

  • Timelines vary based on project complexity and lender type.

    • Bridging finance: 5–14 days

    • Development finance: 3–6 weeks

    • Equity/junior capital: 4–8 weeks
      We always push for the fastest possible completion.

  • Aurea receives a commission from the selected finance provider upon completion. Commission is either discretionary or non-discretionary and is included within the interest rate you pay. In some cases, a broker fee may apply always disclosed upfront.

  • No. Only the chosen lender will run a formal credit check. Initial assessments done through Aurea do not affect your credit profile.

  • Our core focus is UK real estate, but we can support international clients investing in UK property

  • Yes. We work with both experienced and first-time clients. Our team provides structured support, guidance, and lender-ready preparation to improve the chances of securing the best funding terms.
